What we collect

When you submit a tenant application we collect your full legal name, date of birth, Social Security Number, driver's license number and issuing state, phone number, email address, home address, emergency contact details, your suite and lease preferences, your electronic signature, and the documents you upload (driver's license, professional license, and liability insurance certificate).

Our web host also records ordinary technical information such as your IP address and the time of your submission, which we keep with your application as a record of when and from where it was signed.

Why we collect it

We use this information only to evaluate your application, verify your identity and professional licensing, prepare a lease if your application is approved, and contact you about your application or tenancy. We do not sell your information, and we do not use it for advertising.

How we protect it

The application form is submitted over an encrypted HTTPS connection. Your Social Security Number is encrypted with AES-256-GCM before it is written to our database, and the encryption key is stored separately from the data. Uploaded documents are held in private storage that is not publicly accessible.

The full Social Security Number is never displayed on this website and is not included in the emails or PDF generated from your application — those show only the last four digits.

Who we share it with

We share your information only with service providers who help us operate this site and process applications — our web host, database and file storage provider, and email delivery provider — and with a tenant screening or background check service if we run one on your application. We may also disclose information where required by law.

How long we keep it

If your application is approved, we keep it for the duration of your tenancy and for seven years afterward, which is the period we may need it for tax, insurance and legal purposes. If your application is declined or withdrawn, we delete it, including uploaded documents, within twelve months.

Your choices

You may ask us for a copy of the information we hold about you, ask us to correct it, or ask us to delete it where we are not required to keep it. Write to us at contact@kissimmeesalonsuites.com and we will respond within thirty days.

Children

This site is intended for adults. We do not knowingly collect information from anyone under eighteen, and applicants must be at least eighteen years old.

Changes

If we change this policy we will update the date at the top of this page. Material changes will be communicated to current tenants directly.
